The Depreciation Report/Reserve Fund Study serves as a source of understanding of the property needs. The Asset Management Plan (AMP) takes the findings of the Depreciation Report and creates a more detailed and customizable planning tool. The time-scope of an AMP is typically 30 years.
Provides Financial Projections of the Operating Budget
The AMP includes detailed projections of operating revenues, operating expenses, and if necessary, current or projected loan payments. With the added context of operations and goals, the optimal reserve fund contributions are forecasted clearer than in a Depreciation Report/Reserve Fund Study. More importantly, the AMP provides a forecast of necessary revenue to sustain the preferred plan. For a Strata/Condominium, this means the ability to plan future strata/condo fees rather than just reserve contributions.
Allows to Consider Property Improvements and Upgrades
Unlike the Depreciation Report/Reserve Fund Study, the AMP is not restricted to a “like-for-like” approach for property components. It is a chance for the organization to consider changes to its property: system upgrades for energy efficiency, comfort improvements, or accessibility upgrades. Perhaps its time to discuss addition of a children’s playground or its replacement with a gazebo? The AMP allows the organization to consider the impact of desired property changes on its financial plan.
Incorporates Organization’s Goals and Preferences
Ultimately, the AMP is meant to be customized by the Owners. Adjust the timing of capital work within the typical useful life range; adjust line item budget allocations to better reflect organization’s needs; and develop a financial strategy. The Owners’ goals and preferences shape the final version of the plan.
