Hello, I’m Nick Dolbilov, CRP

I am the founder of OurCastle and expert in strategic real estate stewardship.

My work lives at the intersection of finance, construction, and long-term planning. I bring together technical analysis, on-site experience, and real-world practicality to help real estate organizations plan smarter, spend wiser, and protect the long-term value of their buildings.

How I Think

I believe that good planning isn’t just about data, it’s about judgment. Knowing when to repair vs. replace, when to invest vs. wait, and how to communicate tradeoffs clearly. Every recommendation I make is rooted in
objectivity, no-nonsense pragmatism, and long-term thinking.

What I Do

I don’t just fill out templates or run numbers, I make sure every plan makes sense in the real world, with a sharp eye on cost, risk, and timing. My clients appreciate that I speak both the language of engineers, property managers, and the everyday language of volunteer decision-makers.
