In Alberta, the reserve study is the Reserve Fund Study. Condominium corporations are required to prepare and maintain one under the Condominium Property Act and its regulations, renewed on the cycle the legislation sets.

Does our Alberta condominium corporation need a Reserve Fund Study?

In Alberta, condominium corporations are required to prepare and maintain a Reserve Fund Study under the Condominium Property Act and its regulations, and to renew it on the cycle the legislation sets. The specifics and any exemptions vary with a corporation’s size and circumstances. We confirm exactly what applies to your corporation as part of the proposal.

Is a Reserve Fund Study the same thing as a Depreciation Report?

It is the same deliverable under a different name. In Alberta the reserve study is the Reserve Fund Study, prepared under the Condominium Property Act. In British Columbia the equivalent is the Depreciation Report under the Strata Property Act. The terminology follows the jurisdiction; the underlying work, a component inventory, a condition inspection, and a long-range funding forecast, is the same.

We had one done years ago. Do we need a new one?

Likely yes. Beyond the renewal cycle your legislation requires, costs shift, components age in ways the last study could not foresee, and your community’s priorities change. Keeping the study current is what makes it a reliable basis for setting contributions and planning renewals.

Do you need building drawings to begin?

No, but digital drawings meaningfully improve the accuracy of quantity and layout assumptions. If your records are missing or outdated, that is common, and we work from what is available while noting where drawings would sharpen the estimate.

Can we use the study for funding applications?

Often, yes. Many funders accept a Reserve Fund Study as part of a capital funding request. If you need more tailored funding models or risk framing for a specific application, an Asset Management Plan is the better fit.
