What We Prepare
The Reserve Fund Study, under the Condominium Property Act.
In Alberta, the reserve study is the Reserve Fund Study, and condominium corporations are required to prepare and maintain one under the Condominium Property Act and its regulations, renewed on the cycle the legislation sets.
Every engagement starts with a full inventory of the corporation’s major common components, an on-site condition inspection, and a long-range funding forecast across multiple funding models. The result is a study a volunteer Board can read and act on, and one that holds up when an Owner, a lender, or an insurer reviews your documents.
We prepare each study to recognized reserve-planning standards and to the requirements of the Condominium Property Act, so the terminology and the obligations are applied the way your corporation actually lives under them.

From the Rockies to the Prairie.
Alberta’s condominium corporations are concentrated in its two big cities but spread well beyond them. We work with corporations across every region, with the on-site inspection scheduled in your area.
- Calgary & the South
- Calgary, Airdrie, Okotoks, Lethbridge, and Medicine Hat, the province’s largest concentration of condominium corporations.
- Edmonton & the Capital Region
- Edmonton, St. Albert, Sherwood Park, and Spruce Grove, from mid-rise condos to larger multi-building corporations.
- Central & Northern Alberta
- Red Deer, Grande Prairie, Fort McMurray, and beyond, where weather and renewal timing both matter to a forecast.
Corporations outside these centres are served the same way, remotely for most of the engagement, with the inspection scheduled on site. Distance does not change the standard of the work.
Why OurCastle
Built for Alberta’s rules.
We bring deep reserve-planning experience to condominium corporations across Alberta, with every study applied carefully to the Condominium Property Act.
- Alberta rules applied correctly. The terminology and statute follow the Condominium Property Act, not a generic template.
- Remote-capable by design. Most of the engagement runs in a shared workspace, so a condo in Grande Prairie gets the same attention as one in Calgary.
- Independent throughout. No ties to contractors or vendors, so the recommendations serve the Owners and no one else.
Common Questions
Alberta, specifically.
Straight answers on obligation, terminology, and reach for condominium corporations in Alberta, before you request a proposal.
Does our Alberta condominium corporation need a Reserve Fund Study?
In Alberta, condominium corporations are required to prepare and maintain a Reserve Fund Study under the Condominium Property Act and its regulations, and to renew it on the cycle the legislation sets. The specifics and any exemptions vary with a corporation’s size and circumstances. We confirm exactly what applies to your corporation as part of the proposal.
Is a Reserve Fund Study the same thing as a Depreciation Report?
It is the same deliverable under a different name. In Alberta the reserve study is the Reserve Fund Study, prepared under the Condominium Property Act. In British Columbia the equivalent is the Depreciation Report under the Strata Property Act. The terminology follows the jurisdiction; the underlying work, a component inventory, a condition inspection, and a long-range funding forecast, is the same.
You are based in BC. Can you really serve a condo in Alberta?
Yes. Most of the engagement runs in a shared workspace, with the on-site condition inspection always in-person. We prepare each study to recognized standards and to Alberta’s Condominium Property Act, and confirm the requirements that apply to your corporation as part of the proposal.
